• Local residents MUST contact the host prior to booking.

• Smoking is NOT permitted indoors, Smoking is ONLY allowed outside in the back porch area.

• Maximum occupancy 10 guests. All guests must be declared on the reservation, full names, and contact information for any person staying. Un-declared guests will be considered an additional $50 fee per day and could still lead to the removal of the reservation if any of these people are deemed unsuitable guests by the hosts or Airbnb. Any guests beyond the number listed on your itinerary will be charged a penalty at $50 per person per night. We reserve the right to terminate your stay without refund if you exceed the maximum occupancy (10 guests)

• Trash collection is on Monday morning. If staying through Sunday, please place Trash / Recycling bins at the curb on Sunday evening.

• If you are having a party or event, please be respectful of the neighbors, please refrain from loud noise outside after 10 pm.

• Our cleaning fee is based on a courteous guest (e.g. someone who cleans up after themselves, puts dishes in the dishwasher, towels in the washer, leaves the place as they found it, etc.). This is NOT a hotel. If the housekeeping crew discovers an unreasonable mess post-checkout, we will charge an additional fee of $100.

• You agree to all terms of service on Airbnb and must have a valid working phone number. IF you don't have a valid working phone number and we need to contact you before the reservation, we can remove the reservation without refund for violation of Airbnb policies.

• If you have a complaint about any aspect of the property, amenities cleanliness or otherwise. Upon addressing this complaint to Airbnb or us, you are authorizing us to come into the property to solve the problem or fix whatever is broken, repair the home or make it clean, up to the standards that you require. We do not need permission to access the property if there is something that you deem unsuitable that needs remedy.

• Late Checkout - We are flexible on our checkout times, however, this must be arranged prior to your arrival. Normal Checkout time is 11:00 AM MST. Late checkouts between 11:30 AM MST and 1:30 PM MST will incur an additional $40 fee. Late checkouts after 1:30 PM MST will incur a fee of an additional night.

• Violation of any portion of the house rules will be grounds for immediate termination of the reservation (STAY) without a refund.
